One-page website w no backlinks ranks on the first page. How come?

It's easily possible without link building. But not sure where you checked but ocappliancedoctor does have a number of inbound links.

You will also not the many reviews which are helping. And both yelp and google link back to the site.

There are 65 backlinks, with 99% of them being spammy self-linked SEO trash.
Reviews? Any competitor has more of them.

No but I'd argue it's not very competitive. Go past page one and most results aren't even targeting the words 'appliance repair in orange county' and variants thereof..

It's possible Google just likes the structure of the page and has awarded them an applicable rank.

The last time I had a one page website (offering website reviews) it ranked nationally. No backlinks. It's long gone now as my business has moved on.
