I had a lawyer write mine, which is what I would recommend. I would say it needs to clearly list the fees, the cancellation policy, and the contract length (if there is one). I also added a clause that clarified that changes made to the website by other parties (not us) aren't things that we could be liable for if it hurts SEO performance.
